Buy a Home

When it comes to buying a home, my job is to educate you about all there is to look for in a home, and what is fair market value for this home. Whether you’re looking to purchase a single-family home, condo, or rental property, there are a lot of things to consider. The first and most important step is to find out if you are ready to buy a home financially. There are many excellent resources online to help you figure out how much you can afford. Your mortgage lender will look at such factors as: Gross Income, Front-End Ratio which is your mortgage-to-income ratio, and Back-End Ratio which is your debt-to-income ratio. Your credit score is also a factor and will additionally influence your annual percentage rate (APR) of your loan.

How To Choose

The Right Home

There is so much to learn. A home tells the story, how was it cared for? Did they maintain it with upgrades before they were necessary or did they wait until things were at the end of its life and leaking or broken?

It’s important to not only make your decision on how you feel about a particular home. A home buyer should use their heart AND their head to determine whether a property fits their needs. Before starting your search, you should list out what features you absolutely MUST have, without compromise. Similarly, you should also list out features you’d LIKE to have, but that are not deal breakers.

While one home may have the right number of bedrooms and be exquisite, the square footage may be too little (or too big!) for you. Would you be willing to exchange closet space for a gourmet kitchen? Or have a three-season porch but no first-floor bathroom? Being prepared to assess a property in this way lets you quickly determine what’s worth your time to look at and put an offer on.

Getting the Process Started

The initial conversation begins with: have you spoken to a lender to see what type of loan you qualify for? If not, we have a great team of individuals we keep around us for the entire buying process that we can recommend. What I have learned through the years is, you are only as good as the company you keep around you, which is why I have the best of the best!

Searching For A Home

We set up a search for you once we know the parameters of what you are looking for. For example, once the loan type is determined – how much are you looking to spend per month including taxes and insurance? From there we can get out and start viewing homes, at which point it is my job to teach you what to look for when buying. For example, grading – is the land sloping towards or away from the home? What are the age of the windows? Are they single paned or thermal? Age of the roof? Is there any curling of the shingles, so on and so forth.

Making An Offer

Once we have found the one and it’s time to make an offer, that’s when the real timelines and dates happen.

  • Details of the contract and necessary documentation needed
  • Deposit – what is an acceptable amount to be held?
  • Financing and commitment date
  • Inspection companies, dates, and fees
  • What to expect that could come up, how negotiations could look, and what happens if we can’t come to an agreement
  • Recommendations for local attorneys

After The Sale

My clients know I am here for them always. I am not an agent that once the transaction closes, you no longer hear from me. I am and will always be there for you regardless of the time that passes. Even when it comes to renovations and options, we have vendor lists that we provide to our clients. I am also here to help with choices when it comes to updating or upgrades to your home.
